Tips for Presenting Your Home to Prospective Buyers...
Tips You Must Do:
-
Eliminate all clutter (collections, knickknacks, paperbacked books, boxes, etc.), including kitchen cabinets and appliances, table/dressers/vanity tops, all drawers, and the shower/tub area.
-
Remove personal effects, religious icons, most personal photographs.
-
Remove thematic decor or overdone hobby paraphernalia.
-
Clean out closets so they are organized and look more spacious.
-
Clean the house completely, and keep it clean for showing.
-
Clean the inside of the refrigerator and oven, and keep them presentable.
-
Clean the windows inside and out, and keep them clean.
-
Have any carpeting professionally cleaned.
-
Ensure all door knobs are tight, all plumbing/appliances/electrical fixtures in working order, light bulbs are replaced, small repairs accomplished (including inside closets, garage, store rooms, etc.); sliding doors actually slide.
-
Ensure there are no odors, mildew, animal residue, etc.
-
Clean and de-clutter outside entertainment areas (greasy BBQ, etc.), porches, sidewalks, and driveways.
Tips You Should Strongly Consider:
- Renting a small storage space to get as much out of the house now as possible (think of it as getting a jump on the pending move).
- Removing unattractive window treatments (temps for privacy?).
- Replacing damaged flooring.
- Removing excessive or broken furniture.
- Eliminting strong decor elements that might not be to a Buyer's taste.
- Painting any damaged rooms/walls a non-offensive color; suggest ecru/eggshell.
- Painting base, moldings, doors (including exterior of front door).
- Not smoking inside the home after it is cleaned and painted.
